Architecture + Design + Construction Management.Sebastian Eilert Architecture (S.E.A.) is a full-service boutique architecture and interior design firm based in Miami, Florida. The firm focuses on a holistic design approach with the highest level of quality and sustainability in mind.
Primarily focuses on residential and boutique hospitality projects, for New Construction with limited consideration for Substantial Additions + Renovations. Intricate and thoughtful Interior Design services are also offered.
S.E.A. uses 3D visualization and modelling software to create architectural designs. These models are shared with clients during the consultation process. This allows for a virtual understanding of the project prior to construction.
We believe in an engaging design experience for our clients, keeping ‘Design for Dignity’ in mind and orchestrating the project from programming through construction to final completion.

USGBC LEED, WELL Institute, Florida Green Building Coalition, Energy Star, Passive Haus… ? We are well versed in multiple sustainable and green building accreditation and certification systems. Not ready to take the extra step? S.E.A. Studio can help incorporate key features into your project, even without certification.
Glass
Energy star and impact rated glass are key aspects of any sustainable and durable project. From metal to wood to vinyl frames, the right doors and windows will enhance any project. The incorporation of solar panels into glazing is a great option to help with renewable energy production at a project, where possible and feasible.
Concrete
As a key building material in South Florida and the Caribbean, understanding concrete is a basic need for any project. Selecting the correct concrete – high early strength, fibre-mesh reinforced, fly ash mix – can contribute to sustainable choices and keep the project on track
Paint
Non VOC is a must. S.E.A. provides standard specifications for each project to ensure that non VOC’s are used in all project paints. We even take it a step further and encourage non and low VOC selections for adhesives and sealants.
Counter Tops
With so many choices, understanding the best fit for a project can be challenging. Granite and marble are classic choices, while wood, concrete and tiles are also great selections. To ensure sustainable compliance consider a composite material, such as Quartz, to incorporate recycled content.
Wood
Certified wood is another must at S.E.A. projects. Finished wood should be FSC or equivalent certified, this holds especially true for tropical woods. Baseboards, door frames, window mullions and crown mouldings are important details to be carefully selected to match the style of the project and owner. Reclaimed wood provides another interesting option for furniture and countertops.
Water
A key focus of S.E.A. projects is to bring consciousness to this crucial resource. Water reduction can easily be achieved with proper selection of fixtures and appliances. The EPA Water Sense logo makes it easy to look for the right options. Beyond water reduction by design, collection and best practices can also be evaluated.
Renewables
With S.E.A. incorporating renewable energy into your project will be easy. While this option has a distinct cost impact, the benefits of renewable energy, particularly solar energy, remain a great option to reduce dependence on energy providers. Design options range from grid-connected systems to reduce overall demand to full alternate designs to serve as backup generators after a severe weather event, such as a hurricane.
Energy
Beyond renewable energy, the overall load and capacity for each project directly affect the operational bottom line. Adherence to the Florida Building Code already provides an excellent base line with strict regulations. Conscious selection of appliances and systems as well as a strong focus on insulation can further impact the overall energy consumption.
